Buying property in Lahore is not just about finding a good location or negotiating a good price.
The real question is much more serious:
Does the seller actually have a clean and transferable title?

Start With The Owner, Not The Property
Before checking the file, registry, fard, or society record, first confirm who is selling the property.
Ask for:
Seller's original CNIC.
Copy of ownership documents.
Proof that the seller's name matches the record.
Authority documents if the seller is acting through attorney.
A property may look perfect, but if the person selling it has no valid authority, the transaction can become a legal problem.
Check The Fard Or Ownership Record
For land and many property transactions in Punjab, the fard is one of the most important ownership records.
It helps show who is recorded as owner in the land record.
Before buying, the buyer should verify the latest ownership record through the proper Punjab land record channel instead of relying only on photocopies provided by the seller.
Verify Mutation History
Mutation matters because it shows how ownership changed from one person to another.
A buyer should ask:
How did the seller acquire the property?
Was it purchased?
Was it inherited?
Was it transferred through gift?
Was mutation properly entered?
A seller may possess documents, but the chain of ownership should still make legal sense.
Check The Registry Or Sale Deed
If the property was purchased through a registered sale deed, the buyer should review the registry carefully.
Important details include:
Names of parties.
Property description.
Khasra or plot details.
Boundaries.
Date of transfer.
Stamp and registration details.
Small mistakes in property description can create major disputes later.
Confirm LDA Approval For Housing Schemes
If the property is in a private housing society in Lahore, do not rely only on the dealer's statement.
Check whether the society is approved by the relevant authority.
For Lahore, this often means checking the approval status through LDA where applicable.
Also confirm whether the specific phase, block, or extension is approved. Some projects market unapproved extensions even when another part of the society has approval.
Check Possession Carefully
Documents are important, but possession is also important.
Before buying, physically inspect:
Who is occupying the property?
Is anyone claiming possession?
Is the property rented?
Is there any boundary dispute?
Is access road clear?
A clean document file does not always mean there is no possession problem on the ground.
Check For Litigation Or Disputes
A property may be involved in a Court case, family dispute, inheritance dispute, stay order, or possession conflict.
Before final payment, try to confirm whether any dispute exists.
This is especially important where:
Property came through inheritance.
Multiple legal heirs are involved.
Seller is acting through Power of Attorney.
Price is unusually low.
Possession is unclear.
Be Careful With Power Of Attorney Sales
Power of Attorney transactions require special caution.
Before buying through an attorney, verify:
Whether the Power of Attorney is genuine.
Whether it authorizes sale.
Whether the principal is alive.
Whether the attorney has legal authority to receive payment.
Whether the document is still valid.
Many property fraud cases begin with fake, expired, or misused Power of Attorney documents.
Do Not Pay Full Amount Before Verification
One of the biggest buyer mistakes is paying large token money or full payment before title verification.
A safer approach is to verify documents first, then proceed with written agreement and payment schedule.
Never rely only on verbal assurances such as:
"File bilkul clear hai."
"Society approved hai."
"Registry baad mein ho jae gi."
"Mutation ka masla nahi hai."
In property matters, documents are stronger than promises.
Check Taxes, Dues And Society Charges
Before transfer, confirm whether any dues are pending.
These may include:
Society dues.
Transfer charges.
Utility dues.
Property tax.
Development charges.
Possession charges.
Many buyers discover hidden dues only after making payment.

Do not buy the story.
Verify the title.
The seller may be respectable.
The dealer may sound confident.
The location may look excellent.
But before buying, the buyer should verify ownership, mutation, registry, possession, approval status, dues, and dispute history.
